- Time in business documentation
- Incorporation and business entity documentation

5. Fees and Compensation
Our compensation structure:
- Transparent pricing with clearly disclosed costs
- We receive compensation from lenders upon successful funding
- All fees and terms will be clearly disclosed before agreement
- Third-party lender fees are separate from our services
Application and Service Fees:
- Application Fees: Some services may require an application fee (typically $750) to proceed with the application process. This fee is credited back to you at closing if the loan is successfully funded. Application fees help ensure serious applicants and commitment to the process.
- Pitch Deck Preparation: If you require professional pitch deck preparation and business model optimization services, a fee of $1,500 may apply. This service includes comprehensive analysis and restructuring of your business presentation to maximize funding potential.
- Commitment Fees: For certain large commercial loans, lenders may require commitment fees (typically $50,000 or more depending on loan size) as part of the due diligence process. These fees are paid directly to the lender and may be refundable under certain conditions as specified in your loan agreement.
Our commission structure varies by loan type and lender. Commission rates are determined by the complexity of the deal, the level of service required, and the type of lender. All commission structures will be clearly disclosed before you commit to any service.

Failure to provide required documentation or meet eligibility requirements may result in application denial or termination of services.
7. Disclaimers and Limitations
Important limitations on our services:
- Loan approval is subject to lender and investor criteria
- We cannot guarantee specific terms or approval
- Interest rates and terms are determined by lenders and investors
- Processing times may vary based on lender requirements and deal complexity
- We are a funding partner and broker, not a direct lender
- We work with private investors, institutional lenders, and specialized commercial lenders
- Minimum deal sizes apply to certain services (e.g., $10 million for large commercial loans)
- Not all applicants will qualify for funding, even if they meet initial requirements
- Credit checks will be performed and may impact your personal credit score
- Application fees and service fees are non-refundable except as specifically stated (e.g., credited at closing)
- 100% Financing Program Qualification: Not all applicants will qualify for our 100% financing program with no closing costs and no monthly payments. Qualification for this specific program is subject to multiple factors including but not limited to: credit score requirements (typically 680 or higher), demonstrated experience with fix and flip projects (typically 4+ completed projects) or licensure as a general contractor with relevant permit history, property type and unit count restrictions, loan-to-value ratios, and other lender-specific criteria. Even if you meet some qualification criteria, final approval is at the sole discretion of the lender or investor. We maintain various financing programs with different qualification requirements, and we will work to match you with the best program for your specific situation regardless of whether you qualify for the 100% financing program. Terms, rates, conditions, and program availability may vary by lender and are subject to change without notice.
- Lender Vetting and Due Diligence: Although we extensively vet all lenders, investors, and partners in our network through rigorous due diligence processes, it is critical that you conduct your own independent due diligence before signing any agreements or agreeing to any loan terms. We are not responsible for any actions, omissions, representations, or conduct of any lenders, investors, partners, or third parties we may connect you with.
We provide white-glove underwriting and analysis services to maximize your chances of approval, but final funding decisions rest with the lenders and investors. We cannot guarantee that your application will be approved or that you will receive the specific terms you desire.
8. Credit Checks and Background Verification
As part of our application and underwriting process, we will conduct credit checks and background verification. You understand and agree that:
- Credit checks will be performed as part of the application process
- Hard credit inquiries may impact your personal credit score
- Credit checks are necessary for lenders and investors to evaluate your application
- We will only perform credit checks with your authorization and as part of the legitimate application process
- For certain loan types (e.g., hard money loans), credit checks may not be required, but this varies by lender
9. Privacy and Confidentiality
We are committed to protecting your privacy and maintaining the confidentiality of your information. Please refer to our Privacy Policy for detailed information about how we collect, use, and protect your data. Your financial information and business details will be shared only with potential lenders and investors as necessary to facilitate your funding application.
